Purchasing 2009 A4 with Oil Accumulation?

Purchasing 2009 A4 with Oil Accumulation?
I'm considering purchasing a used A4;
- 2009 A4 2.0 Sedan, Audi Certified
- Oil accumulation around valve cover cylinder head and front engine cover
- Car is under warranty for a short period.
- Dealer trying to tell me it's not an oil leak, but is "sweating"
- ~$24,200
- 57,000 km
Reasonable to purchase only if the oil leak is repaired, or is this oil accumulation not something to worry about?
Anyone have detailed info on detailed criteria for this oil leak repair being under warranty?
